It seems most every homeowner wants real hardwood in their home. Go with a bold color for the front door

If the walls of your entryway are a light, neutral color, consider painting a darker more vibrant color on the front door both on the exterior and interior side. It creates visual interest. You can also incorporate a bit of that color in your artwork as well to tie it all together.

Do more with less with patterned wallpaper

Wallpaper is a quick and inexpensive way to create drama with your entryway. Make a statement with interesting artwork

Hang a large mirror for small spaces

Mirrors create the illusion of more depth to a space than there really is. You can increase the effect by hanging a large chandelier or several smaller pendant lights. Choose the appropriate material

Silk is an elegant material that lends a certain look you can’t achieve with other materials. Wool is the most durable and the softest. They’re also hypo-allergenic. Unfortunately, they’re costlier and are difficult to maintain. Synthetic rugs are usually the most affordable option but they don’t last as long and aren’t as soft underfoot. There are many other materials to research as well each with their own pros and cons.

In fact, the average home renovation project only recoups about 65% of its cost at resale. If there’s even a chance that you will be selling your home sometime down the road then return on investment (ROI) is an important consideration when deciding how to allocate your remodeling budget. Here’s a look at the safest investments when it comes to home remodeling.

Fiberglass insulation

The most cost efficient home improvement project you could do is to replace the insulation in your attic. On average, this will cost somewhere from $1,200 to $2,000 but your ROI will be around 107%. It’s probably the only project that can actually turn a profit for you. Not only does it add to the resale value of your home but you also benefit from energy savings from the time you replace the insulation to the time you do sell your home.

A new front door

Since the front door is one of the first things people (including prospective buyers) see when they visit your home, it makes sense that it would be a wise place to invest some money. A new steel front door can cost anywhere from $1,500 to $2,500 to purchase and install but you can expect to get about 90% of that back when you sell and you may also find that you have an easier time selling your home as a result.

Vinyl siding

Depending on the state of your current siding, you may or may not wish to tackle this particular project since the ROI is a bit lower at 80 to 84% and the initial cost is higher since it costs about $12,000 on average. If your siding is a bit of an eyesore however then it’s probably a good idea. It’s certainly better to spend the money on your home’s exterior then to spend a fortune remodeling the kitchen which will only recoup about 65% of the cost.

Garage door replacement

A wooden garage door is another exterior home improvement project that’s a safe bet. Though the ROI for this project is less than vinyl siding at around 80%, it’s also less expensive that siding costing on average $2,300 to $3,000. Keep in mind that garage doors with windows are likely to get a slightly higher ROI.

Hardwood floors

Prospective buyers love hardwood flooring so while it’s a bit pricy at $5,000 to $6,000, it’s still a good project to consider. Just make sure you go with a finish that’s universally appealing and keep in mind that oak is an especially durable option that makes it a favorite among prospective buyers.

Other considerations

Despite the fact that kitchen and bathroom remodels are among the worst for ROI, they remain the most popular because many assume it’s what buyers want. When deciding what to upgrade and what to leave as is, you should focus on upgrades that improve the functionality of the space or upgrades that are relatively inexpensive. The small, inexpensive touches like new cabinet hardware, light fixtures, or baseboard heater covers are easy DIY projects and they tend to get a better ROI than many of the major projects.

It’s almost past the point of no return. Perhaps that’s a little over dramatic but the truth is that there aren’t many nice weather days left before winter hits and you don’t want to be out in the yard preparing it and your home for the cold season ahead. So before it’s too late, here are a few home improvement projects to get out of the way.

Weatherproof the entire house

It’s expensive enough to keep your home warm all winter long when you don’t have gaps in the roof, doors, and windows. Make life easier on yourself by making sure your entire home is weatherproofed. Start with the doors and windows since they’re easier. For all entry doors, check the weather stripping around the doorway and replace them if necessary. For windows, re-caulk them or have them replaced entirely if they’re just old and not very energy efficient. If your roof is getting up there in age, have a roofer inspect it for gaps in the flashing, cracked or missing shingles, or inadequate insulation. Not only does this result in lost energy dollars, it could lead to costly ice dams in the winter.

Get your HVAC system checked out

Winter is long and miserable enough as it is and you don’t want to add a poorly functioning HVAC system to it. Have your furnace inspected, check your carbon monoxide alarm batteries, clean any HVAC grilles and replace any filters. Get rid of the last of the dead leaves

Protect against pests

Your family isn’t the only ones trying to stay warm in your home this winter you can bet that all manner of pests will be trying to get in as well. A roof inspection as recommended above will take care of one entry point but you should also seal up any other holes you can find such as the areas around cables or plumbing pipes.

Summer is officially ending in a just a couple of weeks and in many places, summer has already been over for a few weeks. Now that your summer gear has been stowed away up in the attic or someplace, it’s time to turn your attention to your home’s exterior and getting it ready for cold weather. Here are ten home improvement projects you may want to take care of this fall.

Evaluate your roof

Fall is the ideal time for a roof inspection since undiagnosed roof problems usually lead to major problems once winter hits. Check your roof for damaged or missing shingles and take care of any potential problems immediately. If your roof is in bad shape overall, might as well spring for a new roof now, it’s only going to get more expensive if you wait.

Clean and inspect your rain gutters
